Run the Numbers Yourself

Most people find out what title insurance costs somewhere around the third page of a closing disclosure, which is a poor time to be surprised. It doesn't have to work that way.
Texas is a promulgated-rate state. The Department of Insurance sets the basic premium schedule, and every title agency in Texas charges from the same table. A $340,000 sale produces the same basic premium in Jacksonville as it does in Palestine or Canton. There is no shopping the rate, which is exactly why we're comfortable handing you the calculator instead of the estimate.
Enter your sales price. If there's financing, add the loan amount and the calculator applies the simultaneous-issue credit under Rate Rule R-5, the same way it will be applied on your settlement statement.
A word on what's not in the number. The calculator gives you basic premium only. It doesn't account for endorsements such as the T-19 or survey deletion, escrow and settlement fees, recording costs at the county courthouse, guaranty-fee assessments, or applicable taxes. Those depend on the shape of your particular transaction — whether there's a survey, how the property is held, what the lender requires.
